Contracts and Fees

Ensure that St. James Place will be available to you – don’t wait too long!

After all, to enjoy the full benefits of independent Living at St. James Place, one must meet health and cognitive criteria.

Why is a contract with St. James Place so appealing to prudent, strategic planners? They know that built into most of our contracts is a full continuum of long-term health care options should they ever develop a need for care – and any potential care needed is right here on the same lovely campus. Further, should an applicant qualify for one of our Life Care contracts, it’ll be as though they have purchased a first rate long term care contract.

What do we mean by Continuum of Care? Assisted Living, Nursing Care, including Skilled Nursing approved by Medicare, and two cutting edge and distinctive residences specializing in Memory Care (one specializes in care for those who are at an Assisted Living level, another highly specialized for advanced Alzheimer‘s.)

In short, there are two main reasons to live at St. James Place: The first is the gracious, carefree lifestyle you'll enjoy as a healthy, active senior. The second is the great value and security of Life Care, i.e. the Continuum of Care that's available to you should your health change and you begin to need help.

Fees for Independent Living

When a person moves to St. James Place independent living, there are two fees, an entrance fee, paid prior to move-in, and a monthly fee paid every month, once the resident moves in. The amount of both fees is linked to the size of the residence chosen. (Please note that residents do not purchase their residences.)

Is the entrance fee refundable?   The answer depends upon which entrance fee plan a resident chooses: The Traditional (declining balance) Entrance Fee Plan, or the 90% Refundable Plan.

Four contract options

Residents have a choice as to what kind of long-term care benefits they want to purchase. Four contract types offer different coverages should the Resident move from independent living into one of the other areas of care. As long as the Resident lives in independent living, the monthly fees and services are the same, regardless of the contract type.

  1. Full Life Care benefit assures the Resident of unlimited lifetime care in Assisted Living, Nursing Care, or Memory Care. This care will be provided for the same amount of monthly service fee as the Resident is paying in independent living at the time of the move, plus a charge for two additional meals per day. Without such a plan, there is an exposure to much higher fees as needs escalate. This plan’s predictable cost for possible future care ensures peace of mind, making it our most popular plan.
  2. No Memory Care option provides lifetime care for regular Assisted Living or regular Nursing Care, but excludes Memory Care from the coverage. (Memory Care will be available, but at the private pay rate.) The Entrance Fee savings would be 23% less than the full Life Care benefit.
  3. Long-Term Care Insurance option might be attractive to people who already have long term care insurance. The Entrance Fee would be discounted 35% from the full Life Care benefit. If the Resident needs Assisted Living, Nursing Care, or Memory Care, the rate would be discounted to 80% of the private pay rate, and the resident would seek reimbursement from their long-term care insurer. Note: the 90% refundable plan is not available with this option.
  4. 365 Day Care option provides coverage for Assisted Living, Nursing Care, or Memory Care for a period limited to 365 days. (If care is needed beyond that period, the Resident will pay at the Private Pay rate.) The Entrance Fee would be 35% less than the full Life Care benefit.  The 90% refundable plan is not available with this option.
